By booking and staying at Starlight Horizon, the primary guest agrees to these Policies and Terms on behalf of all members of their party and any visitors. Starlight Horizon operates under WORD Permit #L1820 and complies with applicable local and county short-term rental regulations.
1. Reservations and Payment
A valid credit card is required to confirm all reservations. By completing a reservation, the guest authorizes Starlight Horizon to charge the card on file for lodging, taxes, fees, damages, excessive cleaning, policy violations, or other charges permitted under these terms. Payment terms, deposits, refunds, and cancellation conditions are governed by the rate plan selected at booking.
2. Check-In and Check-Out
- Check-in begins at 4:00 PM
- Check-out is by 11:00 AM
Early check-in or late check-out may be requested but is not guaranteed and may result in additional charges. Unauthorized late check-out may incur additional fees.
3. Minimum Age Requirement
The primary guest making the reservation must be at least 22 years of age and must be present on the property during the stay.
4. Occupancy, Visitors and Parking
Each cabin has a maximum occupancy listed in its accommodation description. Exceeding maximum occupancy is not permitted without prior written approval. Only registered overnight guests are permitted to stay in cabins.
Each booked cabin may host up to 12 additional day guests. Day guests must depart the property by 10:00 PM and may not stay overnight. Day guests must comply with all property rules and may be restricted during peak times or events.
Parking is limited to four vehicles per booked cabin, inclusive of day guest vehicles. Guests whose party exceeds that allowance must park off property or arrange transportation to the property.
5. Quiet Hours and Guest Conduct
Quiet hours are observed from 10:00 PM to 7:00 AM. Guests are expected to be respectful of other guests at all times. Flexibility around quiet hours may be granted only with prior written approval, typically as part of a full property buyout. Disruptive behavior, excessive noise, unsafe conduct, or harassment may result in immediate eviction without refund.
6. Events, Gatherings and Insurance
Starlight Horizon welcomes celebrations. We do not charge venue fees, event fees, or setup fees. Guests pay for lodging only. This section defines what is permitted at each booking size and what approval is required.
The distinction between a gathering and an event. A booking of one to three cabins with no vendors, no tents, no rented equipment, no staged setup, and no reserved space is a gathering. Anything beyond that is an event.
6.1 Gatherings (one to three cabins)
A gathering is not an event and requires no advance approval. Each booked cabin may host up to 12 additional day guests, who must depart by 10:00 PM and may not stay overnight.
Gatherings may not include vendors, tents, rented equipment, staged setup, decorations requiring installation, or the reservation of any shared space. A guest who wants any of those must book at least four cabins and follow Section 6.2.
6.2 Small Events (four to thirteen cabins)
Events are permitted on bookings of four or more cabins with prior written approval from the General Manager, obtained before arrival. Approved events are subject to all of the following conditions.
- Written approval. Required from the General Manager in writing before arrival. Verbal approval is not approval.
- Event liability insurance. The booking guest must obtain private event liability insurance naming Starlight Horizon as additionally insured. A certificate of insurance must be received before arrival. Without it, the event may not proceed.
- Day guests. Up to 12 additional day guests per booked cabin.
- Departure. All day guests must depart the property by 10:00 PM.
- Amplified sound. Permitted until 10:00 PM and must cease when quiet hours begin at 10:00 PM.
- Terrace. One reserved window is available (9:00 AM to 2:00 PM, or 3:00 PM to 10:00 PM), for the exclusive use of the event party. Other guests are not admitted to the terrace during a reserved window. Approved events take precedence over casual terrace requests.
- Pool. The pool remains open to overnight guests of all cabins and may not be reserved, closed, or restricted. Pool access is not included for day guests. A day guest who wishes to use the pool must purchase a pool pass through ResortPass; without one, pool use is not permitted as part of the event.
- Shared amenities. Fire pits, grills, lawn areas, hammocks, and recreational equipment remain shared and first-come, first-served for all guests on property. They are never reserved for an event.
- Vendors. Caterers, photographers, tent and decor vendors, and rentals are permitted with advance notice. The booking guest is responsible for all vendor contracts, coordination, setup, teardown, and same-day removal of all equipment and materials.
- Parking. Four vehicles per booked cabin, inclusive of day guest vehicles. Additional guests must park off property or arrange transportation.
- Event fee. None.
6.3 Full Property Buyouts (all fourteen cabins)
A full property buyout grants exclusive use of the property and all shared amenities, including the pool.
Total occupancy may not exceed 350 guests, counting overnight and day guests combined. Quiet hours may be relaxed with prior written approval. Event liability insurance naming Starlight Horizon as additionally insured is required whenever non-overnight guests attend. Parking remains limited to four vehicles per cabin, inclusive of day guest vehicles. No event fee applies.
6.4 Guest Capacity by Cabins Booked
- 4 cabins. 32 overnight guests, 48 day guests, 80 total on property.
- 6 cabins. 48 overnight guests, 72 day guests, 120 total on property.
- 10 cabins. 80 overnight guests, 120 day guests, 200 total on property.
- 13 cabins. 104 overnight guests, 156 day guests, 260 total on property.
- 14 cabins (full buyout). Up to 107 overnight guests, the balance to the cap in day guests, 350 total on property maximum.
Overnight figures assume the standard cabin occupancy of eight guests. The Hot Tub Cabin sleeps three.
6.5 Requesting Approval
Requests for event approval must be submitted in writing to the General Manager in advance of arrival. Approval is granted in writing and is specific to the dates, guest counts, and arrangements described in the request. Material changes to an approved event require renewed approval.
7. Unauthorized Events and Gatherings
Events held without prior written approval, and gatherings that exceed the limits set out in Section 6, are violations of these terms.
7.1 Immediate Notice
Starlight Horizon may require that the unauthorized activity stop immediately.
7.2 Violation Fees
The following fees apply and are charged to the card on file.
- $500. Exceeding the number of day guests permitted for the cabins booked.
- $750. An unauthorized gathering in a shared area (pool, terrace, fire pits, or grounds) that disrupts or displaces other guests’ access to amenities.
- $1,000. An unauthorized event involving setup, decorations, vendors, rented equipment, or significant disruption across the property.
These fees apply whether or not any damage occurs, and are in addition to, not in place of, the cost recovery described below.
A gathering that stays within the limits of Section 6.1 is not a violation and is not subject to these fees.
7.3 Cost Recovery
In addition to any violation fee, the booking guest is responsible for:
- Refunds or compensation issued to other guests whose access to amenities was lost or diminished
- Cleaning costs beyond standard turnover
- Repair or replacement costs for any damage caused
7.4 Early Termination
Starlight Horizon reserves the right to end the reservation without refund if a violation continues after notice.
7.5 Reporting
Violations may be reported to the booking platform used for the reservation, including Airbnb, Vrbo, Expedia, and Booking.com, and may result in a claim being filed for damages and lost amenity value.
7.6 Documentation
In the event of a violation, Starlight Horizon will document the incident with photographs, guest communications, and records of any refunds issued to affected parties, to support a claim if needed.
8. Shared Spaces, Amenities and Use at Own Risk
Starlight Horizon includes shared amenities and common areas available on a first-come, first-served basis, unless the entire property is reserved via a full property buyout. Shared amenities include, but are not limited to:
- Pool
- Fire pits
- Grills
- Outdoor dining areas
- Hammocks
- Lawn and yard games
- Volleyball
- Cornhole
- Ping pong
- Darts
- Other recreational equipment
Only the assigned cabin, private patio, and designated backyard areas are considered private. All shared amenities and recreational equipment are used at the guest’s own risk. Guests acknowledge that recreational activities involve inherent risks. Starlight Horizon is not responsible for accidents, injuries, illness, or loss of personal property. Children must be supervised at all times.
The terrace is the one exception. The terrace may be reserved for the exclusive use of an approved event during a single scheduled window, as described in Section 6.2. Guests booking during a date on which the terrace is reserved will be advised at the time of booking. The pool, fire pits, grills, lawn areas, and all recreational equipment are never reserved for an event and remain available to every guest on property, except under a full property buyout.
9. Pool and Water Safety
The pool is a shared amenity and is not fenced or gated. There is no lifeguard on duty. Pool use is limited to guests registered on a nightly reservation and to holders of a valid ResortPass pool pass. Day guests, including day guests attending an approved event, are not permitted to use the pool unless they have purchased a ResortPass pool pass. Guests acknowledge and agree:
- Pool use is at their own risk
- Children must be supervised at all times
- No diving, running, rough play, or solo swimming
- No pets, food, beverages, or glass in the pool
- Swim diapers are required for children who wear diapers
- Pool furniture may not be moved
Starlight Horizon is not responsible for accidents, injuries, illness, or loss related to pool use. Nearby lakes, rivers, and bodies of water are accessed off property. Starlight Horizon assumes no responsibility for guest activities at Canyon Lake, the Guadalupe River, or other waterways.
10. Terrain, Heights and Nature Risks
The property includes uneven terrain, stairs, and elevated viewing areas without railings. Guests assume full responsibility for safe movement throughout the property. Starlight Horizon is not liable for injuries related to terrain, elevation, or natural conditions.
11. Dark Skies Community
Starlight Horizon is an intentional Dark Skies property to preserve stargazing conditions. Some areas of the property are intentionally kept dark, with limited pathway lighting. Guests are advised to use cell phone flashlights or provided cabin flashlights when moving around at night and acknowledge the reduced lighting conditions.
12. Fire Pits, Grills and Open Flames
Guests must use extreme caution when using fire pits, grills, or any open flame. Fire extinguishers are located in every cabin and at designated fire pit areas. Any fire or damage caused by guest negligence or misuse will result in full financial responsibility, including repairs, remediation, emergency services, and related costs.
13. Smoking and Vaping Policy
Smoking and vaping are strictly prohibited inside the cabins. Smoking is permitted on cabin patios and porches and anywhere outdoors. Guests are asked to be mindful of other guests and to use the receptacles provided. Evidence of smoking or smoke odor inside a cabin will result in a minimum $500 cleaning and deodorization fee, plus any additional costs required for remediation.
14. Pet Policy and Liability
Well-behaved pets are permitted with no pet fee. Pet rules include:
- No pets on furniture
- No pets in the pool
- Pets must be leashed outside the cabin
- Pet waste must be cleaned up immediately
- Pets may not be left unattended unless kenneled
Any pet-related damage, excessive cleaning, odor, or staining is subject to a minimum $150 additional cleaning fee per incident, plus full repair or replacement costs. Guests assume full responsibility and liability for any injury, damage, or medical expenses caused by their pet to other guests, staff, or property. Starlight Horizon does not carry pet insurance and assumes no liability for pet-related incidents.
15. Security Cameras
Security cameras are in use only in outdoor and common areas for safety and property protection. There are no cameras inside cabins or private spaces. By entering the property, guests consent to outdoor video recording.
16. Illegal Activity
Illegal activity of any kind is strictly prohibited, including drug use, underage drinking, violence, theft, or property damage. Starlight Horizon reserves the right to immediately evict guests without refund, retain all payments, and contact law enforcement.
17. Damage, Cleaning and Charges
Guests are responsible for maintaining cabins and property in reasonable condition. Excessive mess, damage, or misuse may result in cleaning, repair, or replacement charges applied to the card on file.
18. Assumption of Risk and Limitation of Liability
By booking and staying at Starlight Horizon, guests expressly assume all risks associated with the use of the property, cabins, amenities, and outdoor areas. To the fullest extent permitted by Texas law, Starlight Horizon shall not be liable for personal injury, illness, property damage, loss, theft, or death occurring on or near the premises, except where required by law.
19. Force Majeure
Starlight Horizon is not responsible for cancellations, interruptions, or damages caused by events beyond its control, including weather, natural disasters, power outages, or government actions.
20. Agreement
By completing a reservation and staying at Starlight Horizon, guests acknowledge that they have read, understand, and agree to all Policies, Terms, and Conditions outlined above.
Starlight Horizon reserves the right to update this policy at any time. The version in effect at the time of booking applies to that reservation.
